Cleaning Ceramic Tiles

Ceramic tiles are usually fully glazed and so do not have any pores that dirt can become ingrained into, because of this they are easy to clean with Tile Doctor Neutral Cleaner and are generally low maintenance. Textured ceramic tiles however are one exception, they have a rough surface in order to make them less slippery and are often used around wet areas such as swimming pools. Dirt is easily trapped in the textured surface and to get these clean requires a more intensive clean ideally using a rotating scrubbing pad.

Due to their low maintenance we rarely get called to deep clean Ceramic tiles however grout is a different case. The top layer of grout is actually porous and due to it being recessed we find when they are mopped it leads to a build-up of dirt on the grout causing it to discolour. This can be resolved using Tile Doctor Pro-Clean and then once clean and fully dry, seal the grout with one coat of Tile Doctor Ultra-Seal using a pipette.

Ceramic tiles are used a lot in bathrooms and shower cubicles where again we find it’s usually the grout or silicone sealant that discolours before the tiles do. In these cases we often find the appearance can be greatly improved with the use of a Grout Colourant and replacement of the silicone.

I recently visited a property in Levenshulme where the bathroom tiling and grout needed renovation. Although they resembled small square mosaic tiles, they were actually large 45cm x 60cm sheets of glazed ceramic tiles which are easier to install and require less grouting.

Over time the tiles had attracted a lot of dirt from showering and now needed a good clean, additionally mould had got a grip on the lower tiling and mastic sealant between the tile and bath.

Levenshulme sits halfway between Manchester City centre and Stockport and was recently declared by the Times Newspaper as one of the best places to live in the North West. It’s actually only a few miles drive from my base so well within my service area.

Normally I would look to renovate the grout lines with a grout colourant however grout had only been used between the sheets of tiles and what appeared to be grout between the small square mosaic tiles was in fact part of the glaze. I knew the colourant would struggle to achieve a bond with a glazed surface and so my only option would be to give the tiles a good scrub with a strong cleaning product.

My solution was to spay the tiles with Tile Doctor Duo Clean which is an effective double action grout cleaner and mould remover. It’s designed for cleaning up bathroom tile and can remove mould and blackspot from grout and silicone. I worked in sections allowing the product to soak in for a good ten minutes before scrubbing it in by hand with a stiff brush. After rinsing the tiles down with water, they were inspected and the procedure re-applied if needed. I found in fact that I had to do this several times before I was happy with the tile, grout and silicone were as clean as the could be. I often find longer dwell times can help the situation.

We were contacted by a client from the Levenshulme area of Greater Manchester who had just purchased a property there and hated the state of the grout which despite cleaning did not improve. The owner said she could not use the bathroom in this state as it looked disgusting and unclean and was keen to have it renovated. The rest of the house was being redecorated so whilst that was going on, I was called over to have a proper look at the grout and quote for sorting it out.

It didn’t take long to understand the issue, is seems the previous owner in an attempt to improve the appearance of the grout had touched it up by applying another thin layer of grout on top of the original. Now both the new and old was starting to flake off making a real mess.

I explained to the client we would need to scrape out the new layer, clean the original and then apply a grout colourant to improve the overall appearance. I gave her a price for the work, and she was happy for me to go ahead with the job.

My first task was to scrape off the new layer of grout, so I had a stable grout line to work from. I then started cleaning the grout up using a Tile Doctor Grout Colourant Pre-Treater cleaner, this cleans up the grout and being acidic it etches the surface to provide a better base for the grout colourant to adhere to. The dirt was rinsed off and then the area was dried using a heat gun.

Once dry I used a Tile Doctor Grout Colourant in Charcoal Grey (one bottle was sufficient). This product is equally effective for interior or exterior applications including bathrooms and kitchens and it is available in ten different colours. The client had requested to darken the grout and give it a completely new modern look. The colourant is painted onto the grout with a small brush and any excess which gets onto the tile is removed with a cloth before it dries.

The best thing about the grout colourant is it forms an easy to clean seal over the grout which ensures the grout is protected. Given Ceramic tiles are glazed and therefore don’t need sealing the new combination should ensure the tiles keep their appearance for a very long time with minimal cleaning. The silicone sealant between the bath and the wall tiles looked in good condition and had not discoloured so there was no need for this to be replaced.

The bathroom now looked clean and inviting and I’m pleased to report my client was very happy with the completed renovation and was finally happy to use the bathroom!

I recommended that for on-going cleaning that they use Tile Doctor Aqua-Pro, this is a pH neutral cleaner with a trigger action for easy application. It can be used in the bathroom every day. It helps to keep soap scum and limescale at bay and has a pleasant lemon smell so cleaning should not be too much of a chore.

Cleaning a Ceramic Tiled Shower Room in Romiley

The pictures below are of a White Ceramic tiled shower cubicle at a property in Romiley that was installed twelve years prior. The home owner had cleaned it regularly with household cleaning products but were unable to improve the dirty and mouldy grout and the silicone seal around the edges.

The owner was most concerned about the discolouration of the grout and had never been happy with the silicone sealant between the shower tray and tiles which had been poorly applied and for the most part smeared over 3cm up and down over where the bead should be.

I visited the property and recommended that the best course of action would be to apply a White Grout Colourant over the grout which would seal the grout in and protect it from further staining as well as making it much easier to clean. Grout is cementous and as such its rough surface easily traps dirt as well as making it easier for mould to take a hold.

A few miles east of Stockport Romiley was for centuries an agricultural area, until the late Victorian era when it grew into the popular residential area it is today.

I started by cleaning the grout using the Tile Doctor Pre-Treater which comes with the Tile Doctor Grout Colouring Kit, I also made use of a professional steamer with a special grout cleaning attachment to get the grout as clean as it could be. The Tile Doctor Pre-Treater is also slightly acidic, so it etches the surface of the grout to improve the bond with the grout colourant. I rinsed the shower wall with water to remove the soiling and then dried it with a soft cloth and heat gun. The White Grout Colourant was applied using a small brush, taking care to wipe off the excess from the surface of the adjacent tile as I went.

Sealing a Ceramic Tile Shower Room

Whilst waiting for the Tile Doctor Grout Colourant to dry I started to carefully strip away the old silicone using a sharp Stanley knife and scraper. This is a slow job and you have to be careful not to damage the shower tray or the tiles with the blade. The old sealer was smeared all over as you can see in the pictures- so it took me two hours of scraping to remove all the sealant.

They really had made a poor job of applying the seal. The ceramic tiles were slightly textured which didn’t help. Once that was cleaned off and replaced with new silicone the bathroom looked transformed. The silicon just needed to dry for 24 hours before they could start using the shower again.

My customer was very happy. As you can see from the pictures the shower room now looks clean and tidy and like new.

Renovating a Ceramic Tiled Shower Cubicle in Chorlton

We were contacted by the client in Chorlton suburb of Manchester to look at restoring the appearance of a Ceramic tiled shower cubicle. The grout was very dirty and severely discoloured, despite trying multiple products nothing the client did could resolve the problem. Having given up on their own efforts they were considering having the shower re-grouted as a final option and contacted Tile Doctor.

I went over to the property to look at the shower cubicle and could see that although the Ceramic tiles were holding some dirt it was the grout that was the main issue. The cementitious and rough nature of the grout was holding onto the dirt and was developing mould in some places. What was once a nice crisp white shower grout had turned black and was now very uninviting.

Although we have had a lot of success using grout cleaning products such as Tile Doctor Oxy-Gel and Duo Clean, I knew from experience that it would be very difficult to remove the deep staining completely. When the grout is this badly discoloured the best solution is to clean the grout as much as possible and then use a Tile Doctor Grout Colourant to restore the colour. I discussed with them the process and they were happy with my price and gave me the go ahead.

I set about cleaning the grout using the Tile Doctor Grout Colourant Pre-Treatment spray which not only cleans the grout lines it is also slightly acidic, so it etches the surface of the grout enabling a superior bond with the colourant which is applied later. This was sprayed onto the tile and scrubbed by hand with a stiff brush. I also used a steam cleaner with a special grout nozzle to focus the steam and draw out as much of the ingrained dirt as possible.

Once I was happy with the grout, I turned my attention to the ceramic shower tiles which were scrubbed with Tile Doctor Oxy-Gel. I then rinsed the tiles and grout with water to remove the soil that had been released. Ceramic tiles are glazed so they don’t attract dirt as easily as grout which was the main problem with this shower. The shower tiles and grout were then wiped with a cloth and gentry dried with a heat gun.

Once the grout was dry, I applied Tile Doctor Grout Colourant in white, this is simply brushed on with a small brush and any excess that gets onto the adjacent tile is wiped off before it dries, one bottle was enough to complete the job. The Grout Colourant comes in ten different colours and there is also a pack available which includes everything you need. Whilst the grout colourant was drying, I removed the old silicone sealer between the tile and shower tray and replaced with new.

The transformation was instantaneous and resulted in the shower looking like new, my client was really happy with the improvement.

It’s worth noting that the Tile Doctor Grout Colourant adds a protective barrier over the grout giving it some protection which unlike the grout itself makes it very easy to keep clean. For aftercare I left the client with a bottle of Tile Doctor Aqua Pro which is formulated for the regular cleaning of shower cubicles and will help them to keep the tiles and grout clean.

Bathroom Floor Tile Grout Renovation in Romiley

This client in Romiley on the outskirts of Stockport was unhappy with the state of the grout in her bathroom and was looking to have it removed and replaced. This was complicated by the fact that the ceramic tiled floor had electric underfloor heating installed (UFH). Removing grout is an intensive process and there is a big risk of causing damage to the heating elements during the process.

My solution to the problem was to give the grout a deep clean and then colour it. Grout colouring is by far the easiest and safest way to restore grout as it is applied to the surface of the existing grout without the need to use any invasive process to remove the grout first. There are a variety of colours available so we can get the floor restored to its original look quite easily. I discussed with the client what we needed to do, and we agreed a price for the work to be completed.

The process I used was to apply Tile Doctor Grout Clean-up to the tiles and the grout and then scrub it in. This is an acidic product that cleans up grout and removes any mineral deposits and hard water marks on the tiles. Being an acidic product, it also etches the surface of the grout providing a better bond for the colourant to adhere to. The floor was then rinsed with water, and a steamer used to get as much of the staining out of the grout as possible. The soiled water was removed with the wet vacuum to minimise the mess.

The tile and grout were then speed dried with an air mover whilst I went for lunch. This would ensure the floor would be ready for the colourant to be applied by the time I returned.

When I came back an hour or so later, I checked the grout was dry with the moisture meter before proceeding to apply the colourant. It was a small bathroom so only one bottle of Tile Doctor Limestone Grout Colourant Kit was needed we chose Limestone as this colour matched the tiles quite closely. The colourant is carefully applied with a small brush, and any residue is wiped off the tiles as we go.

The client was very happy with the results and with the colourant forming a barrier over the grout it will prove much easier to clean and will stay looking good for quite some time to come. The process was quick and straight forward and as you can see from the picture below the tiled floor looked a lot more inviting once the work had been completed.

Shower Tile and Grout renovation is a speciality of ours and has made us popular with landlords who understand properties are easier to rent when the bathrooms look fresh. This was the case with this shower cubicle at a rental property in Chorlton-cum-Hardy which is a popular suburb of Manchester south of Old Trafford.

The shower cubicle was in quite a state and well overdue a deep clean. You can see from the photographs that the shower tray was very dirty, the white ceramic wall tiles were grubby, the white grout had gone black and the silicone sealant had darkened with mould.

Working in sections from top to bottom I began the cleaning process by treating the tile and grout with Tile Doctor Duo-Clean which a double action cleaning product. Duo-Clean is a recent addition to the Tile Doctor range and combines the properties of an effective tile and grout cleaner with a mould remover. It cleans and can remove mould and blackspot from grout and silicone, so an ideal product for cleaning up neglected shower cubicles.

The spray attachment mixes the product with air making it light and allowing it to easily stick to vertical surfaces where it can get to work breaking down dirt and mould. It was sprayed onto the wall tile and grout and then left to dwell for five minutes before being scrubbed in with a stiff brush. The area was subsequently rinsed with water to remove the soil. In some stubborn places, I didn’t achieve the desired result right away, so I repeated the cleaning process a couple of times before moving onto the next section. I can tell you a lot of elbow grease was expended on this particular cubicle, I even cleaned up the shower tray which had gone green with an accumulation of soap scum.

When the tile and grout was cleaned to the best of my abilities, I used a heat gun to dry the walls quickly. Next, I removed all the mouldy silicone around the shower tray with a sharp knife and then further dried the area.

After everything was cleaned and dried, I sealed the grout using Tile Doctor Wall Tile and Grout Sealer Aerosol Spray. The tiles were glazed ceramic so won’t accept a sealer however the top layer of grout is porous which makes it vulnerable to dirt, grease, mould and limescale. Sealing will therefore ensure it keeps its appearance for longer and reduce the need for regular maintenance. Being a spray on sealer it’s very easy to apply, all you have to do is wipe it off the excess sealer from the adjacent tile afterwards.

When I had finished sealing the grout, I applied new, high quality and mould resistant silicone in White to match the tile and shower tray. With that, the restoration was complete.

The whole process took less than a day and although it was hard work both myself and the landlord were very pleased with the outcome. If you didn’t know any better, you would think it was a brand-new installation.

Bathroom Tile and Grout Refresh in Manchester City Rental Apartment

A client with a high-rise apartment in Manchester city centre contacted us in relation to the look of their bathroom tiles. The grout had become grubby and black with mould and it was clear from their message that they were considering have the grout replaced in order to freshen up the bathroom.

We discussed the problem over the telephone, and they emailed a picture of the bathroom across so I could get a better idea of what needed doing. It turns out that the apartment had been rented out previously and they needed the bathroom renovating so they could start letting it again. Clearly, they were keen to have the work completed as soon as possible. Fortunately, we are sometimes able to come out on short notice, especially for small jobs like this and so were able to do the work the following week

Re-grouting is a lot of work and very time consuming so I explained the benefits of Grout Colouring which is much quicker and results in a more practical finish as I will explain. There was a small issue with parking as one would expect from the city centre, but we were able to use one of the parking spaces of a neighbour in the basement of the building.

My first task was to get the grout as clean as possible before applying the colourant and given the amount of mould I decided to apply Tile Doctor Duo-Clean which is a Tile Cleaner/Mould Remover and ideal for use on ceramic tile and grout. The product was sprayed onto the tiles and grout and then scrubbed in by hand to get the grout as clean as possible. I also used a powerful steam cleaner to get the grout as clean as possible before rinsing the soil off with water. This process went well, and the grout looked much cleaner afterwards but was now a little patchy in places due to deep staining.

It’s worth noting that mould thrives in damp warm conditions and can easily be controlled by ensuring the bathroom has adequate ventilation. Some modern showers have a function that cool the bathroom down after use by running the shower on a cold setting. Improving cross-ventilation by leaving the bathroom door and a window open can also improve the situation and of course you can always apply Tile Doctor Duo-Clean on a regular basis.

Once the grout was dry and as clean as it could be, I applied a White Tile Doctor Grout Colourant along the grout lines with a small brush taking care to wipe off any excess from the tiles as I went. Only one bottle of colourant was needed, and I have found baby wipes work well when wiping off the excess.

The last step in the bathroom renovation was to strip out all the old mouldy silicone between the bath and the tiles and replace with new mould resistant silicone.

The cleaning and grout colour completely transformed the look of the bathroom leaving it looking fresh. The grout which was previously dark and patchy was now a consistent white colour giving the impression it had only been recently tiled. The colourant also forms an epoxy barrier over the grout that will prevent dirt from becoming ingrained in the grouts surface going forward, it’s also much easier to clean.

An elderly couple from the Greater Manchester town of Eccles were in touch recently regarding their Ceramic Tiled Bathroom, they had a big problem with mould build-up due to a broken extractor fan and wanted it removing. Mould grows in humid conditions and with the extractor fan out of action it soon started to spread. If you have been reading my blog, you will have seen some of the bathroom transformations we have completed over the years, so I was confident we could resolve the problem for them and paid them a visit to take a look.

You can see from the photographs that the tiles were in good physical condition, but the grout and silicone mastic sealant was stained with shampoo dyes and mould spots, the worst part however was the ceiling which was covered in mould growth. I ran a test clean on the bathroom wall grout and ceiling which went very well so we quickly agreed on a date to clean the whole bathroom.

They say you should always start at the top and work down so my first task was to treat the mouldy bathroom ceiling with Tile Doctor Duo Clean which although marketed for use on grout it worked just as well on paint to remove the mould. When done with ceiling I moved on to the wall tiles spraying on Duo Clean, letting it soak in for ten minutes, working it in to the grout with a stiff brush and then rinsing off with water.

With four walls of tile and grout and a ceiling to clean the overall cleaning process took two days to complete and at the end of the second day I turned my attention to the silicone sealant. Taking care not to scratch the bathtub I carefully stripped out the silicone in-between the tile and bath with a sharp knife. Duo Clean works on silicone as well but you do need to catch it early so often the easiest thing to do is to replace it rather than clean it. I replaced the silicone with a good quality mould and bacteria resistant silicone.

When I returned on the next day I carried on with the Top/Down approach by turning my attention back to the ceiling which I painted with a white moisture resistant emulsion paint.

With the ceiling freshly painted I then took another look at the grout which although clean was not a perfect white anymore and looked dull and uninviting. We do find this can happen with grout, especially if it isn’t the subject of a regular cleaning regime. There is a remedy though and what we find works well in these cases is to recolour the grout with an epoxy-based Grout Colourant which not only rejuvenates the grout it also protects it for years to come.

There are ten colours to choose from in the Tile Doctor range of Grout Colourant however in this case I felt the best outcome would be to use a White colourant to match the tiles and restore the original look of the bathroom.

The colourant is easily applied directly to the grout and in this case, I applied two coats with the aid of a small brush making sure to remove any excess that comes into contact with the tile. After applying the colourant, the bathroom transformation was complete, and it looked like a new installation.

It was a lot of work however I was really happy with the outcome and so were the clients who even left me a nice tip. The last thing to sort out is the extractor fan, however they will need a different tradesman for that job.

The photographs below are from the bathroom of a house in the Moston area of Manchester which is primarily residential and only 3 miles away from the city centre. My customer had been primarily concerned with the removal of unsightly mould but was also keen to have the grout in the ceramic tiled shower cubicle given a good deep clean.

Cleaning a Ceramic Tiled Shower Cubicle

To clean the Shower Cubicle, I used a strong dilution of Tile Doctor Pro Clean which is a strong alkaline cleaner that works really well on grout. The Pro-Clean solution was decanted into a spray bottle and then sprayed onto the grout lines and left it to dwell. The air in the solution makes it lighter and easier for it to stick to vertical surfaces.

After a few minutes the Pro-Clean was scrubbed in using a stiff grout brush. The tiles were then rinsed with water to remove the soiled solution from the tiles and the process repeated where required.

Although cleaning process was a success there were still a few mould marks left so to tackle these I used Tile Doctor Mould Away spray using the same process of scrubbing and rinsing. The Mould Away spray did the trick for me and I moved on to remove the silicone around the shower cubicle. When removing silicone, you must make sure you get all mouldy silicone out otherwise it can spread from the old to the new.

After I had finished removing the silicone I tidied the shower cubicle and used a bit of gentle heat from my heat gun to dry the grout lines and edges where silicone used to be.

I used my damp tester to make ensure there was no dampness anywhere around the working area and then moved on to colouring the grout which would give the whole shower a fresh and consistent appearance. On this occasion, I used a White colour from the Tile Doctor range of Grout Colourant’s, it’s an epoxy based colourant that protects and rejuvenate the grout lines.

I had to use 2 coats of colourant to get the best result and then moved on to putting new silicone around the shower base with a high-quality mould resistant silicone. When finished adding fresh silicone I tidied up again and the job was complete.

I think you can’t argue the shower cubicle was transformed and customer even said it looks better then when it was new; we also fixed few chips for her whilst there and stripped and replaced the silicone around the sink as a bonus.

Ceramic Tiled Shower Cubicle Refreshed in Wigan

Shower cubicles can be the most difficult of tiled features to keep clean. Most are exposed to various acid-based soaps and shampoos on a daily basis, allowing mould and general muck to quickly build up along the grout lines and silicone. This leaves the entire area looking quite unappealing. In some cases, the grout lines become stained beyond a point where they can be restored to their original condition, so property owners will typically request to have the grout cut out and replaced however a faster and cheaper method is to have the grout completely recoloured.

Such was the case with this Ceramic tiled shower cubicle at a house in Wigan. It would take a lot to get the cubicle looking great again, having not been cleaned properly for a long time. The property owner decided to contact me for a professional refresh, including cleaning, new silicone sealer and recolouring of the grout.

I started the refresh by applying Tile Doctor Mould Away spray to the tiles and grout, and leaving it to dwell for an hour. As the name of the product suggests, Mould Away is a fast and effective cleaner for the removal of mould from silicone and grout, making it ideal for use on shower cubicles similar to this one. I then rinsed the entire area down with water before scrubbing the grout lines and tiles with a stiff grout brush to remove any remaining mould and lime scale, leaving them looking a lot cleaner.

The cleaning process made a big improvement however the grout was still too stained so after removing the silicone strip from around the base of the shower I proceeded to recolour with our white Grout Colourant. The colourant is painted onto the grout and any excess is wiped of the tile before it dries which both improves the appearance of the grout and seals it in to protect it from further staining. The last step was to apply fresh white silicone along the base of the shower.

The customer was very pleased with the refreshed appearance of their shower and you must admit it looks much more inviting now.
