Glazed Ceramic Mosaic Bathroom Tiles Restored in Levenshulme

I recently visited a property in Levenshulme where the bathroom tiling and grout needed renovation. Although they resembled small square mosaic tiles, they were actually large 45cm x 60cm sheets of glazed ceramic tiles which are easier to install and require less grouting.

Over time the tiles had attracted a lot of dirt from showering and now needed a good clean, additionally mould had got a grip on the lower tiling and mastic sealant between the tile and bath.

Levenshulme sits halfway between Manchester City centre and Stockport and was recently declared by the Times Newspaper as one of the best places to live in the North West. It’s actually only a few miles drive from my base so well within my service area.

Normally I would look to renovate the grout lines with a grout colourant however grout had only been used between the sheets of tiles and what appeared to be grout between the small square mosaic tiles was in fact part of the glaze. I knew the colourant would struggle to achieve a bond with a glazed surface and so my only option would be to give the tiles a good scrub with a strong cleaning product.

My solution was to spay the tiles with Tile Doctor Duo Clean which is an effective double action grout cleaner and mould remover. It’s designed for cleaning up bathroom tile and can remove mould and blackspot from grout and silicone. I worked in sections allowing the product to soak in for a good ten minutes before scrubbing it in by hand with a stiff brush. After rinsing the tiles down with water, they were inspected and the procedure re-applied if needed. I found in fact that I had to do this several times before I was happy with the tile, grout and silicone were as clean as the could be. I often find longer dwell times can help the situation.

Renovating a Mouldy White Limestone Shower Cubicle in Manchester

I was asked to look at renovating a shower cubicle at a property in in Manchester city centre that had been clad in White Limestone tiles. I understood the bathroom had been installed 12 years prior, but now the tiles were looking grubby, mouldy and dirty.

The client had lived at the property for the last two years and in an attempt to resolve the problems had used a few different household products such as flash and bleach, they had tried everything, and nothing had helped. I suspected that these strong acidic cleaners had actually made the problem worse by stripping off what was left of the sealer that was protecting the Limestone, allowing dirt to become ingrained in the stone.

I visited the property and ran a few cleaning tests in the shower cubicle with Tile Doctor products. This allows me to see which product will have the best results and gives the customer confidence that we can resolve their issues. The results were immediate, they could see the difference and they were happy to accept my quote and agree a date for my return to complete the work.

I arrived several weeks later and made a start. The tiles were scrubbed by hand with a strong dilution of Tile Doctor Remove and Go with excellent results. This product is designed to remove coatings and sealers, and in this case, it did a great job of drawing out the ingrained stains and dirt build-up. This removed what was left of the sealer and took off most of the dirt and mould. The Limestone tiles and grout were then rinsed with water to remove the soil.

Next I needed to restore the smooth surface of the limestone which had been etched by the use of strong acidic cleaning products. To do this I used a set of six-inch diamond burnishing pads attached to a hand buffer to hone and restore the stone.

I then dried the shower tiles and grout with a heat gun checking the moisture levels with damp meter until I was satisfied it was completely dry.

The last step was to re-seal the Limestone and Grout using a couple of coats of Tile Doctor Colour Grow. This is natural coloured intensifying sealer which provides durable protection to the surface allowing it to breathe and enhancing the colours.

For future cleaning I recommended the use of Tile Doctor Aqua-Pro which is a pH neutral shower tile cleaner designed for use on sealed surfaces. Most cleaning products you find in supermarkets are overly strong and will erode the sealer prematurely, so when choosing a cleaning product always read the label and make sure it’s safe to use on Sealed Stone tiles.

Shower Tile and Grout renovation is a speciality of ours and has made us popular with landlords who understand properties are easier to rent when the bathrooms look fresh. This was the case with this shower cubicle at a rental property in Chorlton-cum-Hardy which is a popular suburb of Manchester south of Old Trafford.

The shower cubicle was in quite a state and well overdue a deep clean. You can see from the photographs that the shower tray was very dirty, the white ceramic wall tiles were grubby, the white grout had gone black and the silicone sealant had darkened with mould.

Working in sections from top to bottom I began the cleaning process by treating the tile and grout with Tile Doctor Duo-Clean which a double action cleaning product. Duo-Clean is a recent addition to the Tile Doctor range and combines the properties of an effective tile and grout cleaner with a mould remover. It cleans and can remove mould and blackspot from grout and silicone, so an ideal product for cleaning up neglected shower cubicles.

The spray attachment mixes the product with air making it light and allowing it to easily stick to vertical surfaces where it can get to work breaking down dirt and mould. It was sprayed onto the wall tile and grout and then left to dwell for five minutes before being scrubbed in with a stiff brush. The area was subsequently rinsed with water to remove the soil. In some stubborn places, I didn’t achieve the desired result right away, so I repeated the cleaning process a couple of times before moving onto the next section. I can tell you a lot of elbow grease was expended on this particular cubicle, I even cleaned up the shower tray which had gone green with an accumulation of soap scum.

When the tile and grout was cleaned to the best of my abilities, I used a heat gun to dry the walls quickly. Next, I removed all the mouldy silicone around the shower tray with a sharp knife and then further dried the area.

After everything was cleaned and dried, I sealed the grout using Tile Doctor Wall Tile and Grout Sealer Aerosol Spray. The tiles were glazed ceramic so won’t accept a sealer however the top layer of grout is porous which makes it vulnerable to dirt, grease, mould and limescale. Sealing will therefore ensure it keeps its appearance for longer and reduce the need for regular maintenance. Being a spray on sealer it’s very easy to apply, all you have to do is wipe it off the excess sealer from the adjacent tile afterwards.

When I had finished sealing the grout, I applied new, high quality and mould resistant silicone in White to match the tile and shower tray. With that, the restoration was complete.

The whole process took less than a day and although it was hard work both myself and the landlord were very pleased with the outcome. If you didn’t know any better, you would think it was a brand-new installation.

A client with a high-rise apartment in Manchester city centre contacted us in relation to the look of their bathroom tiles. The grout had become grubby and black with mould and it was clear from their message that they were considering have the grout replaced in order to freshen up the bathroom.

We discussed the problem over the telephone, and they emailed a picture of the bathroom across so I could get a better idea of what needed doing. It turns out that the apartment had been rented out previously and they needed the bathroom renovating so they could start letting it again. Clearly, they were keen to have the work completed as soon as possible. Fortunately, we are sometimes able to come out on short notice, especially for small jobs like this and so were able to do the work the following week

Re-grouting is a lot of work and very time consuming so I explained the benefits of Grout Colouring which is much quicker and results in a more practical finish as I will explain. There was a small issue with parking as one would expect from the city centre, but we were able to use one of the parking spaces of a neighbour in the basement of the building.

My first task was to get the grout as clean as possible before applying the colourant and given the amount of mould I decided to apply Tile Doctor Duo-Clean which is a Tile Cleaner/Mould Remover and ideal for use on ceramic tile and grout. The product was sprayed onto the tiles and grout and then scrubbed in by hand to get the grout as clean as possible. I also used a powerful steam cleaner to get the grout as clean as possible before rinsing the soil off with water. This process went well, and the grout looked much cleaner afterwards but was now a little patchy in places due to deep staining.

It’s worth noting that mould thrives in damp warm conditions and can easily be controlled by ensuring the bathroom has adequate ventilation. Some modern showers have a function that cool the bathroom down after use by running the shower on a cold setting. Improving cross-ventilation by leaving the bathroom door and a window open can also improve the situation and of course you can always apply Tile Doctor Duo-Clean on a regular basis.

Once the grout was dry and as clean as it could be, I applied a White Tile Doctor Grout Colourant along the grout lines with a small brush taking care to wipe off any excess from the tiles as I went. Only one bottle of colourant was needed, and I have found baby wipes work well when wiping off the excess.

The last step in the bathroom renovation was to strip out all the old mouldy silicone between the bath and the tiles and replace with new mould resistant silicone.

The cleaning and grout colour completely transformed the look of the bathroom leaving it looking fresh. The grout which was previously dark and patchy was now a consistent white colour giving the impression it had only been recently tiled. The colourant also forms an epoxy barrier over the grout that will prevent dirt from becoming ingrained in the grouts surface going forward, it’s also much easier to clean.

Deep Cleaning Grubby Terrazzo Kitchen Tiles at Manchester Apartment

I recently visited a customer with a grubby Terrazzo tiled kitchen floor who lived in the Skyline Apartments in the centre of Manchester. Billed as luxury accommodation the building has a Gym and apparently a 20-metre swimming pool on the roof. The floor in the Kitchen was around 6m square and my customer originally thought the tiles were Limestone, but I was able to confirm they were Terrazzo, not that it mattered from my point of view as the cleaning process would be the same.

The previous owner of the apartment had never maintained the floor properly, so my customer inherited a very grubby Terrazzo floor and had tried getting rid of the dirt without much success. After running a few tests, I could see that that any protective sealer had long since failed and dirt was now ingrained in the pores of the tile. The tiles would now need to be burnished to restore the appearance and then sealed to protect it from ingrained dirt going forward.

To get the floor clean and ensure what was left of the old sealer was removed I scrubbed a strong dilution of Tile Doctor Remove and Go into the tiles. This product works best if you leave it to dwell on the tile for around ten minutes before working it in. Afterwards the soiled product was removed using a wet vacuum which makes light work of extracting liquids from hard floors.

To burnish the Terrazzo, I used a set of Tile Doctor Burnishing pads which are applied to the floor using a rotary floor buffer running a slow speed in sequence from coarse to very fine. Lubricated with water this process uses a coarse pad to cut back through the tile to remove marks and ingrained dirt. This is followed by the medium and fine pads rinsing the floor with water in between each pad and extracting the soil with a wet vacuum. The last pad which is a 3000-grit very fine pad is applied dry to the floor with only a little water sprayed onto the tile using a process we call a spray burnish.

Being a kitchen there were a few deep stains in the floor which I was able to spot treat with Tile Doctor Reduxa which is an interesting product that is absorbed into the floor and then when heat is applied it evaporates lifting the stain out with it.

Sealing a Terrazzo Tiled Kitchen Floor

To seal the Terrazzo, I used two coats of Tile Doctor Colour Grow which as the name suggest is a colour enhancing sealer. The product works by soaking into the tile occupying the pores so dirt cannot become ingrained there. It added a lovely finish to the Terrazzo, enhancing its appearance and will make the floor much easier to keep clean going forward.

The completed floor now looks clean and fresh and an amazing transformation considering how dirty the floor looked when I first arrived. My customer was very pleased with the improvement and left the following short comment on the Tile Doctor feedback system.

We recently received a request from the Manchester headquarters of a global engineering and construction company which was founded in 1911 and now operates in over 160 countries. The company contacted us because they were keen to restore the tiled walls and floors in 20 different toilets and kitchens throughout the offices.

It would be a big job, but we were more than happy to respond to the enquiry. We agreed a complimentary visit to the office for us to test clean one of the floors to show what kind of results could be achieved. The management team at the offices was very impressed with the results of the test clean and asked us to complete the whole job.

There was talk of replacing some of the grout completely and I explained that it would be less expensive and time consuming to restore the discoloured grout through cleaning and recolouring and they were happy to let us proceed on that basis.

Cleaning Discoloured Grout Lines

As there were 20 different rooms to clean and recolour, our team worked in a couple of rooms at a time to ensure firstly, that we got the job done in time and secondly, that we wouldn’t disturb the normal operations of the offices.

The process was as follows. To clean the grout, we used a strong mix of Tile Doctor Pro Clean, a strong Alkaline-based cleaner which reliably gets the job done in situations where most run-of-the-mill cleaners won’t. We applied the Pro Clean to the grout lines and tiles and left it to dwell for about 10 minutes. We then scrubbed the grout lines with specially designed grout brushes and followed by cleaning the tiles with a black scrubbing pad fitted to our rotary machine.

After scrubbing the tiles and grout, we rinsed and removed all the dirty water and cleaning solution with a wet vacuum. We repeated the rinsing process several times to make sure all chemicals were neutralised. Similar cleaning techniques were used to clean the tiles on the walls, but the walls took a lot longer to complete as the tiles were much smaller and therefore had a greater number of grout lines. When all the cleaning process was finished, we left the tiles to dry until the next day.

Recolouring the Wall and Floor Grout Lines

To recolour the grout lines, we used the Grout Colourant from Tile Doctor’s own range. Available in ten different colours, this is a brilliant product as it rejuvenates and also seals the grout. The fact that the colourant is epoxy based will also make future maintenance easier, as you can just wipe off the dirt.

For the floor grout lines, we used the Natural Grey colourant and for walls we used White. The application of the colourant is simple yet quite laborious when working in large rooms. After finishing, we wiped off any excess product.

Overall, it took us two weeks to complete all the work but I think you will agree from the photographs that all toilets and kitchens look completely rejuvenated. We got lots of good feedback from the people who work at the company. They all stated that the toilets and kitchen look like new and even asked us about restoring grout in their own homes.

Burnishing and Sealing to Restore Travertine Tiles in Bury

Travertine is a distinct and characterful stone that makes for some truly beautiful tiled floors. However, like any natural stone the main difficulty with Travertine tiles is keeping them looking fantastic and unfortunately without regular maintenance its appearance can decline over time.

This customer, who lives in Bury, contacted me for this exact reason. For the past decade, she had attempted to keep her Travertine floor clean by using some kind of wax polish, only to find that this actually made maintenance more difficult, the wax built up in layers and was difficult to remove.

I visited the property to conduct a test clean and determine the kind of results I could achieve through restoring the entire floor. The customer was very impressed with the small area I cleaned and booked me in on the same day to complete the full job.

As a result of my successful test clean, I already knew that the best process to restore the tiles was burnishing. This involves the application of different grades of diamond encrusted burnishing pads to strip away dirt and staining, and gradually polish the stone to achieve a quality shine.

Normally on Travertine tiles I would start by applying the Coarse 400 and Medium 800 grit pads, followed by moving up to Fine 1500 and Very Fine. In this particular case, I started by using a Very Coarse 200 grit burnishing pad to strip off the wax coating and old sealers from the tiles. The pad was fitted to a rotary machine and lubricated with a small amount of water.

After finishing with the 200-grit pad, I removed all soiled water with my wet vacuum. There were still few areas of wax left in the corners of the room, and on these areas, I used a 200 grit handheld burnishing block.

When I finished with first round of burnishing, I repeated the exact same process with the 400, 800, and 1500 grit pads, rinsing away the soil in between until I was left with a high quality polished finish right across the floor.

After completing the burnishing, I filled a number of small pitted holes in the stone using a beige flexible epoxy-based grout to match the rest of the floor. I then left the floor to dry until the next day.

The next day I returned to the property and used a damp tester to make sure the floor was dry enough for sealing. Usually with polished tiles this isn’t a problem, but sometimes the grout can be an issue. Luckily, there weren’t any issues with dampness.

Before sealing I went over the floor again using the Very Fine grit pad with a tiny amount of water as lubricant. Finally, I sealed the floor with our impregnating sealer known as Tile Doctor Colour Grow. The sealer penetrates the stone and enhances the natural colours and patterns in the stone. I polished off any excess sealer with several cotton cloths.

To make sure the floor was in pristine condition I went over the floor for a final time with the Very Fine grit pad to smoothen the surface after sealing.

The customer was extremely pleased with the result, and even promised to recommend me to her daughter to clean and seal her Marble tiled floor. I also left her a free bottle of Tile Doctor Neutral Tile Cleaner to help her ensure the floor stays beautiful, we recommend Neutral Clean for the regular cleaning of sealed floor as most supermarket cleaners are acidic and will reduce the life of your sealer over time.

I’m often asked if you should seal a tile before grouting and the answer is a definite yes, and this Encaustic Cement tiled bathroom floor installation in Stockport is a great example as to why. The tiles had not been sealed before grouting and then, once the tiler went to grout the newly installed tiles with a grey grout, the colour ran into the tiles, staining them and leaving them looking grubby and dirty. Had the tiles been sealed it would of made the process of removing the grout from the surface of the tile much easier.

If you haven’t come across them before Encaustic cement tiles are often hand painted and are available in a range of beautifully artistic patterns, so it was a real shame that these tiles were allowed to be spoilt by an avoidable mistake. As you can imagine, the property owner was keen to have the tiles professionally restored, and she contacted me to get the job done. I took some photographs but I’m not sure that they do justice to the problem.

Rather than use a liquid cleaning product, I opted to use diamond encrusted handheld burnishing pads to remove the grout stains. Our burnishing system comprises four pads of varying grits. I started with the Coarse grit burnishing pads applying to the tiles it with a small amount of water as lubricant to grind down the grubby marks. Following this I worked my way through the system, applying Medium, Fine and Very Fine pads to gradually restore the appearance of the floor. Once the burnishing process has been completed I rinsed the tiles and then accelerated the drying process using a heat gun to prepare them to be sealed.

Removing any excess moisture before sealing is essential as even a small amount can cloud the sealer and prevent it from properly protecting the tiles from dirt and stains. Once satisfied that the floor was dry, I proceeded to seal it using Tile Doctor Colour Grow. As an impregnating sealer Colour Grow penetrates deep into the pores of the stone to fill them and thus prevent dirt from becoming ingrained. Colour Grow’s colour intensifying properties also really accentuated the patterns of the Encaustic Cement tiles.

Now that these fantastic tiles have been properly sealed it will be far easier for the customer to keep them clean in future. Needless to say, she was very happy with the result. We recommend topping up your sealer on a regular basis to ensure problems like those which occurred here do not damage the appearance of your tiles.

This Travertine Tiled Floor was laid in an open plan Kitchen in West Didsbury, Manchester, hopefully you will be able to see from the photographs it was in need a regular clean and re-seal.

Cleaning and Polishing Travertine Tile

I gave the Travertine tiles a quick clean with a weak dilution of Tile Doctor Pro-Clean to remove any loose surface dirt and this was rinsed off with clean water before starting with a set of Burnishing pads. The Burnishing system we use has four different coloured pads and they fit to a rotary machine. You work your way through them together with a little water one by one until the floor is thoroughly cleaned and polished; we used the white buffing pad for this one.

Sealing Travertine Tile

When the Travertine tile was dry it was sealed with two coats of Tile Doctor Colour Grow which is a colour intensifying sealer that provides durable surface protection.

This Quarry tiled floor had been discovered under a carpet at a house in Manchester and the owner was keen to have it restored as an original period feature. The carpet had been stuck to the tiled floor using adhesive so glue was evident on the surface of the Quarry tile as were small spots of paint.

Cleaning the Quarry Tiled Floor

I started cleaning the Quarry Tiles with a strong solution of Tile Doctor Pro-Clean worked into the floor using a buffing machine fitted with a black scrubbing pad. This good job cleaning the floor however there was still evidence of adhesive and paint on the floor; a stronger product was needed so I applied Tile Doctor Remove and Go which is an acid based product so you have to be very careful not to leave it on the floor for a long time. Once the floor was clean of glue and paint it was washed down three times using clean water in order to neutralise the floor and remove any remaining cleaning products before sealing. By the way to remove liquids from floors I highly recommend the use of a wet vacuum as it makes the job much faster.

Sealing Quarry Floor Tiles

The floor was left to dry overnight and I came back the next day to apply the sealer. For sealing the Quarry tiles I used five coats of Tile Doctor Seal and Go, it’s recommended for Quarry tiles and adds a nice low sheen to the floor; sealing does take time as it’s necessary to allow each coat to dry before applying the next so it took most of the day to complete the job. My customer was pleased with the results and left the following comment:
